Interested in a career in property sales?
It is no longer a simple feat to become a licensed Real Estate Salesperson (RES) in today’s era. You will need to have the determination to attend weeks of RES Courses and pass the RES Exam.
Do not fret, we are here to guide you through everything you need to know about getting a real estate licence.

How much does the RES Course cost?
Before attaining your real estate licence and ID Tag as a real estate agent, here are the costs to take note of:
1. RES Course
Typically in the range of $650 to $800, there are numerous RES Course Providers out there in the market. (Read till the end for a list of recommended course providers)
- Singapore citizens (SC) and Permanent Residents (PR) can claim their SkillsFuture credits of up to $1,000 for the course
2. RES Exam
There are 2 papers and the total cost incurred is $417.30 with GST included.
For retakers, it will cost $235.40 with GST included per paper.
After passing your exams, you are required to pay for the registration with a licensed property agency.
Here are the various costs:
- RES registration fees: $53.50 (inclusive of GST) + $230 (annual CEA fees) = $283.50
- Professional Indemnity Insurance; $120
- Admin fee levied by agency: $300 to $500
What is the RES Course all about?
Implemented in 2010, aspiring real estate agents are required to go through the RES Course via CEA approved course providers. This course will take you 1 to 2 months to complete and there are different types of classes catered to different schedules.
You will learn and understand the rules and regulations revolving property agency best practices and various Singapore laws and guidelines of buying, selling, and renting of properties in Singapore.
The course will cover so many different areas to the extent that practising veterans would not even be able to fully remember all the materials.
Requirements:
- Must be at least 21 years old and above
- Singaporean or PR
- Fulfils CEA fit and proper criteria
- Minimum of 4 GCE ‘O’ Level passes or equivalent (WPLN)

RES Exam Schedule
To take the RES Exams, candidates need to complete their RES Course with a minimum of 75% attendance rate. Graduates will then get a course completion certification.
With this certificate, you can then take on the RES Exams at the SEAMEO Regional Language Centre (RELC).
The exams will be held in the month of February, June, and October each year.
Update: The RES Exams’ dates are adjusted accordingly to
Tip: Register 2 months in advance as the registration for the RES Exam will close 1 to 2 months prior.
What is the RES Exam format?
There will be 2 papers for the RES Exam, each taking 2.5 hours.
The format will be the same for both papers as well:
- Section A: 50 Multiple Choice Questions (MCQs) scoring 1 mark each
- Section B: 15 MCQs with 1 or 2 case studies reference scoring 2 marks each
- Section C: Fill in the blanks Short Answer Questions (SAQs) scoring 2 marks each
Receiving your RES Exam results
You will be notified via the email that you have registered with CEA by the Exam Administrator.
Note: The results will usually take 4 to 6 weeks to arrive.
The results come in 4 forms: Pass (P), Fail (F), Pass Paper 1; Fail Paper 2 (P1 F2), Fail Paper 1; Pass Paper 2 (F1 P2).
Those who received P1 F2 and F1 P2 are able to retake the papers that they failed respectively. But one thing to note – candidates are required to retake the exam within the 2 years timeframe from receiving the Certificate of Completion from their RES Course.
Can I appeal my RES Exam results?
If you are confident that you should have passed either of your papers, you can submit an appeal via SEAMO Regional Language Centre (RELC) and the Exam Administrator will review your appeal within 5 working days.
Do note a non-refundable fee of $64.20 (GST included) will be charged for each paper’s review.
What’s next?
Graduating from RES Course and passing the RES Exam does not mean that you are now a real estate agent.
You will have to comply with the other registration requirements under the Estate Agents Act – check out the list of requirements at CEA’s website here.
I’m a foreigner, can I register too?
Certainly! However, you are required to have a valid Employment Pass (EP) that is issued by the Ministry Of Manpower (MOM).
You will also need a letter of sponsorship issued by your estate agency when you register for the RES Course.
