Although… becoming an estate agent today is not as simple as the olden days.

You will need to sign up for the RES Course and pass the RES Exams before you can register with the Council for Estate Agencies (CEA) as an official real estate agent.

But don’t worry, we are going to go through all you need to know about becoming a real estate agent right now.

*The story where a farmer caught a rabbit in the tree trump and hence waited by the tree trump everyday to catch a rabbit, instead of slogging out in the field everyday.
Granted, he caught nothing as he idled his time away, waiting for an opportunity that never came.

How much is the RES Course?

The first thing you need to know before signing up for anything will be the fees. There are ample CEA Approved Course Providers in the market, hence there are many different fees for each of them.

The price ranges of these course providers are from $650 to $784. (We have a bonus list of recommended course providers in the latter part of the article, so read on!)

“It’s kinda expensive, isn’t it?”

Well, no worries as there are ways to subsidize the cost:

  • Singapore Citizens and Permanent Residents (PR) above the age of 25 can utilize their SkillsFuture credits of $500 to $1,000* for the RES Course
  • NTUC members get to enjoy a subsidy of up to $250 of Union Training Assistance Programme (UTAP) for the RES Exam

In a nutshell, if you are a Singaporean/PR, you can almost/entirely defray the cost of an entire RES Course!

“Ooooooh I’d like that!”

*As announced in Budget 2020, all Singapore citizens aged 25 and above would receive an additional one-off SkillsFuture credit top up of $500, on top of their opening credit of $500.

How much are the RES Exams?

The RES Exams have 2 papers, which costs $417.30 (inclusive of GST) in total.

For candidates retaking one of the papers, the cost would be $235.40 (inclusive of GST) for each paper. Please note that only those who have passed at least one of the papers are eligible for re-sitting for the other.

Other than the above fees, there are some other costs to take note of too.

After passing the RES Exam, you are required to pay a registration fee with a licensed real estate agency. Below are the costs involved:

  1. RES Registration Fee: $230 (annual CEA fee) + $53.50 = $283.50
  2. Professional Indemnity Insurance: $120
  3. Admin fee (levied by agency) for ID Tag/Name Cards: $300 to $500

In total, you will need to save around $2,200 to get your real estate licence (in consideration that you pass your exams on the 1st attempt).

“Wow, that’s…”

Yes, that’s a lump sum.

But take note of this:

There are quite a few agencies offering subsidization for their registration fees. Plus, you practically save $500 to $1,000 due to your SkillsFuture credits.

What is the RES Course?

The RES Course is a preparatory module for those who are interested in pursuing a real estate career. The duration of the RES course usually takes around 1 to 2 months, as there are different types of classes catering to different needs.

Once completed, you will have a validity period of 2 years to take the RES Exam.

The RES Course will cover a range of topics from state laws, t0 real estate agency rules and regulations, to professional handling of property sales.

To be honest, the RES Course is something that even practicing agents with many years of experience are unable to fully recall all the materials.

Prepare yourself for the course by freeing up your time for ample revisions before taking on the RES Exams.

Am I eligible for the RES Course?

To qualify for the RES Course, these prerequisites have to be met:

  1. Singapore Citizen or Permanent Resident
  2. At least 21 years old and above
  3. A minimum of 4 GCE ‘O’ Level passes or equivalent
  4. Fulfills CEA fit and proper criteria

If you have met all the prerequisites, you are now approaching closer to your property agent career!

What is tested in the RES Exams?

Paper 1 will be testing candidates mainly on these topics:

  • Real Estate Agency Industry Overview/Basic Land Law Concepts
  • Dealings with Interests in Land

While Paper 2 will be testing on these topics:

  • Regulation of Real Estate Agency Industry/Real Estate Marketing
  • Property Transactions

RES Exam Dates in 2021

Completing the RES Course with an attendance rate of 75% will grant you a certificate to take on the RES Exams at the SEAMEO Regional Language Centre (RELC).

The RES Exams are currently held 3 times a year— Feb, June, and October.

Pro tip: Do register 2 months in advance as registration will close 1 to 2 months prior.

RES Exam Format

There will be 2 papers tested during the exams. Each paper’s duration will be 2.5 hours.

  1. Section A: 50 Multiple Choice Questions (1 mark each)
  2. Section B: 15 Multiple Choice Questions with reference to 1-2 case studies (2 marks each)
  3. Section C: 10 Fill-in-the-blanks Short Answer Question (2 marks each)

When will I receive my RES Exams’ results?

Keep a lookout in your mailbox as you will be receiving the results via your registered email 4 to 6 weeks after the exam.

Candidates who have taken the RES Exams will receive an email notification from CEA’s appointed Examination Administrator 4-6 weeks after the RES Exams.

If you have failed both papers, you can retake the RES Exams during the next round.

If you have failed either of the paper, you can retake that specific paper during the next exam.

As mentioned above, there will be a validity period of 2 years upon completing your RES Course.

Hence,  you are required to pass the RES Exams within the 2 years validity period from the date of your course completion.

If not, you will have to retake the entire course again to take the exams (ouch).

Can I appeal for my RES Exams Results?

You may submit your appeal for your results via the SEAMEO RELC if you believe you should have passed your exams.

The appointed RES Exam Administrator will then review your papers once again.

The appeal should be submitted within 5 working days from the date of the examination results.

Note: A non-refundable fee of $64.20 (inclusive of GST) will be charged for the review of each paper.

Important notes for Aspiring Real Estate Agents and Foreigners

Once you have completed your RES Course and Exams, you will still have to fulfill the other registration criteria in order to start your property agent career.

For foreigners who wish to register with CEA as a RES, you will need to have a valid Employment Pass (EP) issued by the Ministry Of Manpower (MOM).

Also, you will need to search for a real estate agency that is willing to help you with registering with CEA.

When registering, you will need to provide a letter of sponsorship that is provided by the agency you are working with.

How should I choose my real estate agency?

First of all, a huge congrats to you! Passing the exams is a great achievement!
